Total Disaster 29

Because so many keep asking, here's more information on the massive, high density rental property development at the intersection of Hwy. 321 and Hwy. 70.

The name of the development is The Villas At 321. It's owned by The Lyons Group, www.lyonsgroupre.com/developments. They have 5 other similar developments in and around Chattanooga.  When completed, the Villas at 321 will have at least 166 single family rental units. The number keeps bouncing between 166-172. The development consists of single units and duplexes.

Ashford Villas In Chattanooga, appears to be almost identical to the one in Lenoir City. Currently, there is no information on the Lyons Group website about the Lenoir City development. However, according to Zillow, the rent at Ashford Villas In Chattanooga is, 1 bed/one bath , 870 sq. ft. rents for $1,400.00 per month. The 2 bed/2 bath, 1280 sq. ft., rents for $1,880.00 per month. No idea if the Lenoir City rent will be in that same range.

At the last Lenoir City council meeting, mayor Tony Aikens, appointed a Park and Rec committee to come up with a plan to expand their youth programs. According to the chairman of the committee, councilmember, Jennifer Wampler, stated that they have so many children in their youth programs, they're going to have to find a way to add more facilities. I'm sure this will lead to another push to raise the sales tax. The Lenoir City school system is currently beginning a multi-million dollar building program for additions to their elementary and middle school due to the growth of children.

For several years now, mayor Aikens and his council have been on a build anything, anywhere binge which has allowed the kind of development like the Villas. Did it never cross any of their minds what would happen with uncontrolled, unlimited development? Did it never dawn on any of them that all the development would bring in lots more people/children? Apparently not. The Villas represent only a tiny fraction of all the development that has been approved, just in the city, in the last couple years.

Sure, the council did pass a moratorium on any new apartments, for a few more months, but unfortunately, the horse has already left the barn on the city development.

We're all stuck with it now.
