For the last couple of years, I have published a development map to show all the residential development, just in Lenoir City. I decided it was time to give a little better picture of residential growth across the county. The numbers on the map correspond with the lists below.

Below is a list of much of the approved residential development underway county wide. The list by no means includes everything, just the information I have been able to get from most local government agencies.

Developments may be rezoned only, platted, under construction or nearing build out. Of the information below, that number comes to 4,707. By far, Lenoir City, has the most approved residential, by plat or rezone, than the rest of the county combined with 3,988. This number does not include any individual residential permits. I want to explain this again. R-3 zoning in Lenoir City allows up to 24 units per acre. That does not necessarily mean that would be the final count. However, when a developer asks for R-3 zoning, it's a safe bet that they plan to put as many units per acre as they can.

Loudon County has approximately 477 new residential units from platted to near completed. Loudon City has approximately 242 new residential units from platted to under construction.

Is the building boom likely to end anytime soon, probably not. So when people complain about traffic, or the need for new schools or anything else growth related, these numbers shed light of what's driving all the issues.
