PUD's Out?
PUD's, Planned Unit Development overlays, have been
the point of a lot of controversial for years in Loudon County.
Essentially, a PUD overlay allows a developer to build with higher
density on smaller lots with lesser lot setbacks. Of course, developers
really like PUD's which allows them to build more homes on smaller lots.
Back in October, Loudon County commission passed a moratorium against issuing any PUD's ultimately for a year while they studied the effects of denser development in the county. Community meetings were held throughout the county to take input from citizens on their views on residential development. Overwhelmingly, the residents of Loudon County are opposed to the kind of over development they've seen in Lenoir City, Hardin Valley, Farragut and North Shore Drive in West Knox County. County commission is contemplating elimination of PUD's all together. If eliminated, that would set the maximum density for residential development at two homes per acre. At last week's Loudon County Planning Commission meeting, the Planning Commission voted 9-2, to recommend county commission eliminate PUD's all together. This was the first step in the process. The county commission will discuss the elimination of PUD's at the June workshop. |
