Loudon Urban Growth Boundary map clearly shows the Hotchkiss Valley property well outside their UGB

Back in December we learned that a large development company had bought 400 acres of land in Hotchkiss Valley. That certainly raises concerns as to what the company intends to do with the property. Of course, the main concern is that they would want to build some kind of mass residential development. Fortunately, the county has put in place strong zoning policies that would prevent that.

On another note, I keep hearing that the company that bought the property has reached out to the City of Loudon to discuss Loudon annexing the property. Fortunately, that can't happen either. The land in question is well outside Loudon's Urban Growth Boundary, UGB, and a long way from their city limits. The only way this could ever happen would be if the county agreed to allow the city to expand their UGB and as long as I represent the 5th district I would never support that.

Here's another great example of why the lawsuit against Lenoir City's illegal annexation is so important. If Lenoir City is allowed to just violate state law whenever and wherever they want, why couldn't Loudon or any other city do the same thing?

Hopefully, the Loudon situation will never come to fruition, but if it ever did, you can depend on county commission to protect county property owners and county rights.
