Moratorium Extended

Back in October 2021, the Loudon County commission passed a six month moratorium on Planned Unit Developments.

Planned Unit Developments, PUD's are a zoning overlay that essentially allows developers to exceed the density of the residential zoning district. The current residential zoning, R-1, requires a building lot to be at least 20,000 sq ft. which translates into approximately 2 homes per acre with certain front, side and rear lot setbacks. A PUD overlay, allows developers to have up to 2.5 homes per gross acreage. This allows a developer to build additional homes and have much smaller lots and much lower setbacks.

With the six month moratorium getting closer to the end, county commission voted Monday to extend the moratorium for up to another six months. Only commissioners Matthew Tinker and Julia Hurley opposed the extension. 

The Planning and Zoning Study Committee has been holding community meetings in the various districts to get input from citizens on how they want to see the county go in the future. In those meetings, the consensus has been overwhelmingly in support of controlled, managed growth to preserve our rural areas.
