Land Sold

Back in December 2023, the owners of a 25 acre parcel asked to have their property annexed into the City of Loudon and at the same time rezone the property to R-1-S. The annexation and rezone was approved by the city council.

Last week, the same property was sold to Heritage Land Development Partners LLC, owner John Cook. Cook is known for high density, single family developments on the upper end of the county and near Tellico Village. The R-S-1 would permit about 4 homes per acre, with public sewer, or about 3 units per acre, without public sewer. Also from the Loudon Zoning Regulations for R-1-S: 

c. Mobile homes and manufactured home communities. 
 
4. Area regulations. The principal building shall be located so as to comply with the following requirements. a. Minimum lot area for single family dwelling unit served by public water and sewer systems: 10,000 square feet. 
 
b. Minimum lot area for single family dwelling units where lot is not served with public sewer: 15,000 square feet. 
 
c. Minimum lot width at building setback line.........75 ft. 47 
 
d. Minimum depth of front yards...........................30 ft. 
 
e. Minimum depth of rear yards.............................20 ft. 
 
f. Minimum width of side yards: 1-story building.......10 ft. each side, 2-story building.......12 ft. each side, 3-story building.......15 ft. each side

Under the newly proposed county road standards, the potential development would only be allowed to connect to a 20' wide county road. The only county road adjoining the potential development is Grimes Road, which, according to the county road list, is far less than 20' wide. The property also has road frontage on George Street in the Green Acres subdivision which is in the city or the property has a 2,500' strip of land that runs to Hwy. 11.

Thus far, Heritage Land Development Partners LLC hasn't submitted any development plans to the city for consideration.
