Below are just five of the developments, with nearly
1,200 new residential units, approved by my opponent, Lenoir City
councilman Eddie Simpson and the rest of the council in the last year or
so with absolutely no consideration of the impact these developments
will have on the city and county schools and infrastructure.
This development received a PILOT, huge property tax break given by Mr. Simpson and the Lenoir City council. The property tax break is for twenty years. The development will have 270 low to moderate income apartments and 221 single-family homes on the 124 acres. That's about 4 units per acre. Owner, Belle West Pointe LLC, out of Maryville. Mr. Simpson and the Lenoir City council have also entered into an agreement with Belle Investment Company to pay them for all the infrastructure/public facilities, which could include, streets, sidewalks, utilities, including electrical, gas, water and wastewater improvements, related improvements, parking facilities, parks and greenways and any improvements for public safety, including police and fire stations. The costs will be in the multi millions. The city is obligated to pay the developer for all the infrastructure/public facilities when the development is completed. The city would borrow the money to pay the developer, then all the property owners in the development would be required to pay a property tax that is more than double the current tax rate of the rest of city property owners to repay the borrowed money over many years. It's called Special Assessment Financing. The developer plans to construct 270 low to moderate income apartments and 221 single family home lots. Talk about a sweetheart deal.
This is a DR Horton development. All together, it's approximately 104 lots on 29 acres. That's about 3.5 units per acre.
This development is 163 Town Homes on 19 acres. That's about 8.5 units per acre. This development is literally in the shadow of Eaton and North Middle Schools.
Universal At Town Creek is an income based multi family apartment complex, owner Watauga Partners II, LLC out of North Carolina. The multi-story apartments will have 265 units on 26 acres. That's more than 10 units per acre. This is another one of the projects that the Mr. Simpson and the Lenoir City council gave a PILOT (payment in lieu of taxes) major property tax break to. This project is about a quarter mile from the high school and even less from Lenoir City Middle School.
170 "single-family rental" properties on 23 acres. That's 7.4 units per acre. This development is directly across the street from Eaton and North Middle Schools. Is there any doubt that if elected to county commission, Mr. Simpson would be willing to support the same kind of over development, special interest, developer friendly policies for the county that he has for the city? |
