60 More Houses

Along with the 300 more apartments approved at last Tuesdays Lenoir City Planning Commission meeting, the board also approved a new development with 60 single family homes on Town Creek Road West near the entrance to Sharp Estates.

The planning commission approved the annexation and rezoning to R-2 of 16.32 acre plot. That's 3.2 units per acre. The plat above is what was presented to the commission.

Town Creek Road West is a very narrow road measuring only 17 feet or less at the proposed entrance. No doubt, if this development is ever built, most of the traffic going to and from there will likely use Sharp Estates for their cut thru to Hwy. 321.

Councilman Eddie Simpson, who also serves on the city planning commission said he feels this development will be great for the city. 

There could be a problem though. Town Creek West is a county road. County regulations require any development of more than 20 lots can only be located on a road of at least 18' in width. Town Creek Road West, in most places does not meet that minimum road standard.

Also, the board approved another annexation and rezone at 1798 Old Hwy. 95 right beside the intersection of Adesa Boulevard and Old Hwy. 95 and adjacent to Northview Estates. The 7.2 acre property is currently zoned R-1. The property was rezoned to R-3 which would allow up to 24 units per acre.

No specific use of the property was mentioned at the meeting. But why rezone to R-3 unless apartments are planned?

R-3 rezones only mean one thing, more apartments.
