Total Disaster

I've written many times about the disaster that Lenoir City zoning policies are bring to all of us. But sometimes a picture is worth a thousand words.

Below are some overhead pictures of just a few of the massive developments under construction within the Lenoir City limits.



This is the development on old Hwy. 95 across from Kingston Pike Baptist Church.

The left side of the development is a Horton Homes project. The vacant lots on the right are belong to Mesana Investments out of Knoxville. I've heard there's some kind of legal issue preventing home construction. All together, it looks like about 75 lots on 17 acres. That's about 4.3 units per acre. Just about a quarter mile from the high school.



This is the new addition of Harrison Glen Just behind the high school

This is just a portion of the new section of the Harrison Glen subdivision behind the high school. It's owned by Harrison Glen LLC, out of Knoxville. Hard to count, but looks like more than 60 lots in this section on about 20 acres. That would be around 3 plus units per acre.



Low to moderate income apartment complex on Cotton Mill Boulevard beside and behind Farm Bureau Insurance

Universal At Town Creek is a low to moderate apartment complex, owner Watauga Partners II, LLC out of North Carolina. The multi-story apartments will have 265 units on 26 acres. That's more than 10 units per acre. This is one of the projects that the Lenoir City mayor/council gave a PILOT (payment in lieu of taxes) major property tax break to. This project is about a quarter mile from the high school and even less from Lenoir City Middle School.



Harper Village on Williams Ferry Road owner Harper Village Development out of Knoxville

This development is 163 Town Homes on 19 acres. That's about 8.5 units per acre. Units priced in the low $200,000.00

Belle West Pointe LLC on Hwy. 321 just past Interstate Battery

This development is another PILOT, huge property tax break given by the Lenoir City mayor/council. The PILOT is for twenty years. The development will have 270 low to moderate income apartments and 221 single-family homes on the 124 acres. That's about 4 units per acre. Owner, Belle West Pointe LLC, out of Maryville. 


This is just four of the super dense developments with more than a thousand new dwellings of one kind or the other brought to you by the Lenoir City mayor/council, tax breaks and all. Do you think anyone of the city officials have given a single thought what their out of control development is going to do to their city and the county? The schools? Obviously not or they just don't care. And remember, while giving developers massive property tax breaks, the Lenoir City mayor/council jacked up the property taxes on every Lenoir City property owner. 

It's going to get a lot worse.
