Loudon Annexation

On the September 6th, on the Loudon City Planning Commission meeting agenda, item B, is a request for the city to annex a 176 acre parcel of land on Dry Valley Road. The request is also to rezone the property from agriculture to M-1 Industrial.

All the surrounding properties are also zoned agricultural including the James Ridge subdivision that is adjacent to the proposed industrial property.

The problem for this property is that it is in the Loudon City Urban Growth Boundary, UGB, but it is not contiguous to the current Loudon City limits. This means that the city will have to have an inter-local agreement with the county to annex the property, if they do it legally.

I'm sure the reason the property owner wants annexed into the city is because the county would never rezone a property to industrial in the middle of an agricultural community. That's called spot zoning. Apparently, the applicant feels sure the city will gladly give him his industrial zoning if the property is annexed into the city.

Hopefully the word can get out to the surrounding property owners to be sure they know what the city is considering. If rezoned to M-1 Industrial, almost anything could locate on the property. The Planning Commission only makes a recommendation, the Loudon City council will have the final say on the annexation and rezone.
