Kingston Pike Development

Sometimes when I post things happening in Knox County, I get scolded by folks who want me to keep it local. But some things happening just across the county line affect us and people are interested in what's going on.

Several folks have asked what's going on with the land clearing on Kingston Pike at Old Stage Road. I ran across this social media post by the Farragut vice mayor, Louise Povlin.

Regarding the property at Old Stage/Kingston Pike, currently, all that has been approved for this property is a grading plan.

The front portion has been zoned for commercial use and the rear portion has been zoned for low-density residential use since the Town of Farragut adopted its own zoning ordinances and map in 1982.

The property owner plans to develop the property according to its existing zoning. That zoning map and parcel are attached. The main access for this development is planned to be located at the Kingston Pike/Old Stage intersection. Initially, the developer requested that the residential portion access Champions Point in Fox Den, but the access point was deemed unsafe given the blind hill on Champions Point. As a result, the majority of the site will have to be regraded for access to the residential portion from Kingston Pike at Old Stage Road.

They have a proposed site plan for the residential portion which has not received official approval. It includes 17 houses on fixed sized lots which is consistent with Fox Den development. It’s not clear what they plan to do for the commercial. I assume once they’ve completed the grading they’ll have a better idea.
