Last Thursday, the Loudon County Register Of deeds
office received another 15 deeds at the same time. The deeds are
considered "undivided interest" in the property in Hotchkiss
Valley. It appears most of these buyers are again from Hong Kong/China
or other Asian areas. Two of the deeds were to Walton Land Acquisitions
LLC for 49 shares of the Hotchkiss Valley property. Each share costs
approximately $10,000.00 +/-. Total cost of the 15 new "undivided
interest" is $1,800,600.00 Previously Walton has sold 853 shares of the 1,042 shares available. The latest deeds show another 183 shares sold. Late last year, 2022, Walton Tennessee bought the nearly 400 acres in Hotchkiss Valley for $4,694,149.00. The have now sold $10,330,600.00 in "undivided interest" in the same property to almost all foreign investors. In another development, Anthony Sparrow, with Walton Global has asked to address the Loudon County commission at our January 16th workshop. Apparently, Mr. Sparrow, wants to share with the commission what Walton can bring to Loudon County. I have no idea what Sparrow is wanting to ask of commission but if it's any kind of re-zoning that would allow high density development, that's not even an option. All the land in question is currently zoned A-1 which would only allow one house per acre, not what developers are looking for. This is an open meeting and anyone interested in the Hotchkiss Valley property is welcome to attend. Below is a little information on Mr. Sparrow. |
