Air B&B Issues

A new situation has risen in the county and across the state over the last few years. They're called Air B&B's. They're basically short- term rental properties. In some instances, people are even renting rooms in their homes. These Air B&B's can be very lucrative. 

The new issue that's beginning to create some problems are that investors are buying existing homes in new and established, single family neighborhoods to use as Air B&B's. This brings many renters into these neighborhoods, sometimes and understandably, at the dissatisfaction of the home owners in these neighborhoods. The county now receives numerous complaints about the short-term rentals.

The problem is, the county can't do anything to prevent Air B&B's from locating in existing neighborhoods. In fact, state laws are very friendly pertaining to Air B&B's.

The only way Air B&B's can be prevented from locating in a neighborhood is if the neighborhood has an active HOA or POA and they have subdivision covenants that prevent rentals/short-term rentals. If you live in a development and you have concerns about Air B&B's moving in, you and your neighbors would be well advised to get your HOA or POA up and active. Again, the county can not stop them. 

According to the Air B&B's website, there are already hundreds of Air B&B's in Loudon County. Maybe the highest concentration  in Tellico Village.

As time goes by, there will be more and more and unless the state gives more authority over these rentals to local governments, it will fall on the individual neighborhoods to protect themselves.
